Can You Use a VA Loan More Than Once?

The benefit doesn't expire

Understanding entitlement

The key concept is entitlement — the amount the VA guarantees on your behalf. When you use a VA loan, a portion of your entitlement is tied up in that loan. How much you have left determines how easily you can use the benefit again.

There are two pieces to know:

  • Full entitlement — available if you've never used the benefit, or if you've paid off a previous VA loan and sold the home
  • Remaining entitlement — what's left if you still have an active VA loan

Restoring your entitlement

You can often restore full entitlement by paying off a VA loan and selling the property. In some cases, borrowers request a one-time restoration to reuse the benefit even while keeping a previous home, though specific rules apply. The VA confirms exactly how much entitlement you have available.

Two VA loans at once

It's possible to have more than one VA loan at the same time using remaining entitlement — for example, when military orders move you to a new area and you keep your first home. Your available entitlement and the lender's rules determine whether this works for your situation.

Subsequent-use funding fee
