The VA home loan benefit is one of the most valuable rewards of military service, but eligibility isn't automatic. It depends on when you served, how long you served, and how you were discharged.

Who is generally eligible

Most eligibility falls into a few groups:

  • Veterans who meet minimum active-duty service requirements
  • Active-duty service members who have served a qualifying period
  • National Guard and Reserve members with enough qualifying service
  • Surviving spouses of service members who died in the line of duty or from a service-connected disability

Minimum service requirements

The exact requirement depends on your era of service, but common thresholds include:

  • 90 continuous days of active duty during wartime
  • 181 continuous days of active duty during peacetime
  • 6 years of service in the National Guard or Reserves

Service members still on active duty typically qualify after 90 continuous days.

Your discharge matters

To use the benefit, your character of discharge generally must be other than dishonorable. Honorable and general (under honorable conditions) discharges usually qualify. Other discharge types may still qualify after a review, so it's worth checking even if you're unsure.

The Certificate of Eligibility (COE)

What about credit and income?

Eligibility for the benefit is separate from loan approval. Even if you're eligible, a lender will still review your credit, income, and debt to approve a specific loan. The VA doesn't set a minimum credit score, but individual lenders do.
