The VA Loan Process: From COE to Closing

1. Confirm your eligibility

Before anything else, make sure you qualify for the benefit and request your Certificate of Eligibility (COE). Learn more in our eligibility guide.

2. Get pre-approved

A lender reviews your income, credit, and debt to tell you how much you can borrow. A pre-approval letter makes your offers far more competitive.

3. Find a home and make an offer

Work with a real estate agent — ideally one experienced with VA buyers — to find a home and negotiate an offer.

4. VA appraisal

Once your offer is accepted, the VA orders an independent appraisal. This confirms the home's value and checks that it meets the VA's Minimum Property Requirements (MPRs) for safety and livability.

5. Underwriting

The lender verifies all your documents and the appraisal. They may ask for additional paperwork — respond quickly to avoid delays.

6. Closing

You'll review and sign the final documents, handle any closing costs, and get the keys. With a VA loan, many buyers close with no down payment.

Typical timeline

Most VA purchases close in 30 to 45 days, similar to conventional loans. Staying responsive during underwriting is the best way to keep things on schedule.
